Tax shifts
What would the same house cost next door?
Take a house worth what yours is worth and put it in each town around Enfield. Same house, six tax bills.
Estimates from public data, not your bill.

Change the assumptions
Towns revalue in different years. The equalized rate puts them on the same footing; the actual rate is what's printed on this year's bills.
The state's equalized rates are for the year ending June 2023; the actual rates are this year's.

Homes Apartments Business Other
A town whose list is mostly homes has fewer businesses to share the The total dollars the town collects in property tax for the year., which is one reason bills differ.
How it works
Each town’s bill is the tax on a house of the value you entered. Because towns re-measure property in different years, the default uses the state’s equalized rate, which adjusts for that; switch to the actual rate to see what this year’s bills say. Enfield’s bar includes a fire district because Enfield taxes fire separately; the other towns pay for fire inside the town rate.
The arithmetic is the same one every Connecticut bill uses. Seventy per cent of what a house is worth is what gets taxed, and the rate is charged for every $1,000 of that:
market value × 0.70 × rate ÷ 1,000
For Enfield the fire district’s rate is added on the same assessed value, as a second bill.
Why the equalized rate is the default
A town that measured its property five years ago is charging a high rate on old, low numbers. A town that measured last year is charging a lower rate on new, higher ones. Compare only the rates and the first town looks expensive when it may not be.
The state works out what each town’s property is really worth now and publishes the rate that would raise the same money against that — the equalized rate. It is the figure that lets six towns be set side by side. It also lags: the state’s most recent is for the year ending June 2023, while the actual rates here are this year’s.
The figures behind this
Every number comes from the state’s published lists: the grand list, the mill rate table, the fiscal indicators, and the revaluation calendar. Enfield’s fire district rates come from the same mill rate table, which lists each district separately.
One figure is worked out rather than published. The state publishes each town’s next three revaluations, and the law puts them five years apart, so the year a town last revalued is the first one listed when that year has passed, and five years before it when it has not.
Simplifications
- Sewer, trash, and other fees differ by town and aren’t included.
- Vehicle tax isn’t included.
- Enfield’s fire district defaults to the one with the most homes unless you choose another.
- Equalized rates lag a year behind actual rates in the state’s data.
What would change these numbers most
- Enfield’s own revaluation, this October. It is the reason this site exists, and it will move Enfield’s rate a long way while leaving the tax on any given house roughly where the shift puts it.
- Which rate you pick. The two answers differ by more than the gap between most of these towns.
- Somers and Ellington revalued last year. Their actual rates are set against fresh numbers; the others are not.
